Project Director – High-Rise Towers Role Description The Project Director is responsible for providing strategic leadership and overall direction for the successful delivery of high-rise tower developments throughout the entire project lifecycle, from feasibility studies and pre-construction planning through design management, procurement, construction, commissioning, handover, and project closeout. The role is accountable for ensuring that projects are delivered safely, on schedule, within approved budgets, and in full compliance with contractual obligations, quality standards, and applicable regulatory requirements. The Project Director will lead multidisciplinary teams and oversee consultants, contractors, suppliers, and stakeholders to ensure effective coordination and seamless project execution across all phases. The successful candidate will drive project performance by proactively managing risks, resolving complex technical and commercial challenges, optimizing resources, and implementing industry best practices. The role requires exceptional leadership, strategic planning, stakeholder management, and decision-making capabilities to achieve project objectives while maintaining the highest standards of quality, safety and sustainability. Key Responsibilities Strategic Leadership Lead the planning, execution, and successful delivery of high-rise tower developments. Develop and implement project execution strategies aligned with business objectives. Establish project goals, schedules, budgets, milestones, and key performance indicators (KPIs). Provide leadership, guidance, and mentorship to project managers, construction managers, and multidisciplinary teams. Support organizational growth through successful project delivery and client satisfaction. Ensure projects are executed in accordance with company policies, governance standards, and strategic objectives. Project Development & Pre-Construction Review and approve project scope, budgets, schedules, procurement plans, and risk assessments. Lead constructability reviews and value engineering initiatives to optimize project outcomes. Oversee permitting processes and ensure compliance with all local authority requirements and regulations. Construction Management Direct all construction activities from mobilization through project completion. Monitor project progress against approved schedules, budgets, and quality standards. Ensure effective coordination among contractors, subcontractors, consultants, suppliers, and internal stakeholders. Resolve technical, contractual and operational issues affecting project delivery. Conduct regular project review meetings and provide strategic direction to project teams. Ensure implementation of best construction practices and innovative delivery methodologies. Cost & Commercial Management Oversee project budgets, cash flow forecasts, and cost control mechanisms. Review and approve change orders, variations, claims, payment applications, and commercial agreements. Identify and mitigate contractual and commercial risks. Monitor procurement strategies and oversee major contract negotiations and awards. Ensure financial targets and profitability objectives are achieved throughout the project lifecycle. Quality Management Ensure compliance with project specifications, company standards, and international best practices. Oversee the implementation of Quality Assurance and Quality Control (QA/QC) programs. Review quality audits, inspection reports, non-conformance reports, and corrective action plans. Promote continuous improvement initiatives and operational excellence across project teams. Stakeholder Management Act as the primary liaison with consultants, government authorities and key stakeholders. Build and maintain strong professional relationships that support successful project delivery. Provide executive-level reports, presentations, and project updates to senior management and board members. Manage stakeholder expectations and maintain effective communication throughout the project lifecycle. Commissioning & Handover Lead testing, commissioning, handover, and project closeout activities. Ensure all punch-list items and contractual deliverables are completed before final handover. Oversee the preparation and submission of as-built drawings, operation and maintenance manuals, warranties, and project documentation. Ensure a seamless transition to facility management and client operations teams. Health, Safety & Environment (HSE) Champion a strong health, safety, and environmental culture across all project sites. Ensure compliance with local regulations, international standards, and company HSE policies. Monitor safety performance and implement corrective and preventive actions where required. Lead investigations into major incidents and ensure lessons learned are incorporated into future projects. Promote sustainability initiatives and environmentally responsible construction practices. Qualifications Bachelor's Degree in Civil Engineering, Construction Management, or a related discipline from a recognized university. Master's Degree in Engineering, Construction Management, Project Management, or Business Administration (MBA) is highly preferred. Educational background from a recognized university in Europe, North America, Canada, Australia, or New Zealand is strongly preferred. PMP certification or equivalent internationally recognized project management qualification is highly desirable. Additional certifications in construction management, commercial management, contract administration, or risk management will be considered an advantage. Experience Minimum 20 years of progressive experience within the construction industry. At least 10 years in senior executive leadership roles managing large-scale high-rise tower developments. Proven track record in delivering landmark residential, commercial, hospitality, mixed-use, or super high-rise developments from concept through handover. Demonstrated experience managing projects valued at SAR 500 million and above. Previous experience with leading international developers, EPC contractors, or real estate development companies is highly preferred.
